Costs & Timelines
How long does it take to build a garden room?

Most projects are completed in 1-2 weeks, depending on size and specification.

How much does a garden room cost?

Our garden rooms start from around £15,000 + VAT, with most bespoke projects typically ranging between £25,000–£40,000. The size of the building doesn’t always determine the cost — it’s more about the materials, specification, and fit-out you choose. From budget-friendly builds to fully kitted-out luxury spaces, we’ll work with you to create a solution that matches your vision and budget. For a detailed quote for your project, please contact us.

How far in advance should I book a garden room installation?

We recommend booking around 4-6 weeks in advance to secure your preferred build slot — especially in busier spring and summer months when demand is highest. That said, we regularly deliver projects sooner where capacity allows, and we’ll always work with you to meet your timeline.

Are there any hidden costs with a garden room?

No — we’re completely transparent with pricing. All costs are agreed upfront in your quotation. In some cases, elements like electric hook-ups or specific groundworks may add to the overall cost, but these are always discussed in advance and flagged during the site survey so there are no surprises later.

Planning & Design
Do I need planning permission for a garden room?

Most garden rooms fall under permitted development, meaning planning permission isn't usually required, but there are specific conditions. Generally, a garden room can be built without permission if it's single-story, the eaves height (where the wall meets the roof) is no more than 2.5m, and the overall height (including the roof) is no more than 4m with a dual-pitched roof, or 3m for other designs. If the garden room is within 2 meters of a boundary, the maximum height is 2.5m. Additionally, the garden room cannot cover more than 50% of your garden area, and it cannot be used for living or sleeping accommodation. If planning permission is needed we can handle this for you.

Can you create bespoke designs?

Absolutely. From cladding, windows and interior layouts and finishes, to fully bespoke one off designs, every project is tailored to you.

Can I combine different uses in one building?

Yes — we can create multifunctional layouts, e.g. a gym with a shower room, or an office with guest accommodation.

Can you build in conservation areas, national parks or challenging sites?

Yes — we have extensive experience and local knowledge when it comes to building in challenging locations. Our team and architect bring strong planning expertise, guiding you from start to finish and advising clearly on what’s possible. We handle the process on your behalf, making it as smooth and stress-free as possible.

Do you work with architects and planners?

Yes — we have our own in house Architect and project teams or can collaborate with yours. We also can manage the planning process for you.

What warranty do you provide?

Our garden rooms come with a comprehensive 10-year structural warranty and manufacturer warranties for components such as rrof coverings, windows and electrics.

Construction & Materials
Can you build on uneven or sloping gardens?

Yes, we have extensive experience constructing on uneven and sloping plots. We tailor our foundations to your garden, ensuring a level and long-lasting build.

Are your garden buildings suitable for year round use?

Yes - every build is fully insulated and extremely energy efficient, keeping it warm in winter and cool in summer.

What types of spaces can you build?

Offices, gyms, classrooms, treatment rooms, studios, hospitality pods — our modular approach means almost anything is possible.

Are garden rooms better than home extensions?

For many, they're a faster, more cost-effective, and less disruptive solution than tradtional builds.

Can a garden room include water and electricity?

Yes - we can install electrics, heating, plumbing, and bathrooms if required.

What foundation system do you use?

We use a variety of options, depending on your site. Predominatly, we opt for the use of ground screw foundations, which avoid heavy excavation and can be installed in conservation areas or difficult sites.

What makes your garden rooms eco-friendly?

We take a practical, thoughtful approach to sustainability - using quality materials, investing the time to discover what works, and utilising efficient building methods that reduce waste, disruption and environmental impact. Optional add-ons, such as solar, air source heat pumps and sustainable features give you the freedom to go even further.

What materials do you use?

Our most popular finish is wooden cladding, such as Larch or Cedar. But we also offer durable alternatives to suit different styles, environments, and budgets. We also advise based on weather, sunlight exposure, and on-going maintenance.

Will it be warm enough in winter?

Yes — our builds are fully insulated (A+ rated) and designed for year-round use, making them comfortable in every season.

Finance & Support
What are your payment terms for a garden room build?

We operate a clear, staged payment plan. An initial deposit secures your build slot, followed by stage payments as the project progresses, with the final balance due on completion.

Do you offer financing options?

Yes - we partner with established finance providers who offer flexible payment options. Ask us for details and we’ll walk you through all available finance plans.

Where do you build garden rooms?

We work across Cumbria, Lancashire, and the North West, with selected projects further afield.

We don’t operate a traditional showroom at our offices— instead, we have a network of past projects across Cumbria and the North West. It’s a more genuine way to experience our builds than a staged display.
