If you’re considering adding a garden room to your home, one of the first questions you’ll ask is:
“How much does a garden room actually cost?”
The short answer is:
Most high-quality, fully insulated garden rooms in the UK cost between £20,000 and £50,000, depending on size, specification and how you plan to use the space.
Here’s a clear breakdown of what you get for your money.
Typical Garden Room Price Ranges (including VAT)
Small home office (3m × 3m): £20,000 – £25,000
Medium garden room (4m × 3m): £25,000 – £35,000
Large multi-room space (5m × 4m+): £35,000 – £50,000+
Luxury or Airbnb pod: £40,000 – £80,000+
These prices usually include:
- Groundworks and base
- Fully insulated structure
- Windows and doors
- Electrics and lighting
- Internal finishes
At Garden Room Design, most of our projects fall into the £25k–£45k range — the sweet spot where you get a true year-round living space rather than a glorified shed.
What Actually Affects the Price?
A garden room is a building, not a piece of furniture — and the cost depends on how it’s built and what it includes.
1. Size
Bigger room doesn't always mean exponentially more cost. That's because a building of 4x4m vs a 5x5m for example takes similar amounts of the core expenses, such as labour, and materials. Hence why we always recommend going bigger where possible.
2. Foundations
Flat lawns are cheap.
Sloping or difficult ground can increases groundwork and excavation costs.
Thankfully the use of Ground screws, and jackpads allow us to install with relative ease on even the most challenging of lawns.
Concrete pads or reinforced bases, however, are likely to increase the price. Which is one reason why we like to avoid concrete bases.
3. Insulation & Build Quality
A cheap garden room might be usable only in summer.
A properly built room includes:
- High-performance insulation
- Airtight construction
- Vapour control layers
- Thermal-break windows
- Sealed/taped joints to create an air tight structure.
We work to passive house standards.
This is what makes it warm in winter, cool in summer, and cheap to heat.
4. Windows & Doors
Large sliding doors, corner glazing and roof lanterns look incredible — but they cost more than basic windows.
Aluminium or PVC windows vary in price and both come with their own pros and cons. We can advise on this.
Triple glazing is also worth considering for added energy efficiency and costs are resonable, making it a worthwhile consideration.
5. Interior Fit-Out
Things like:
- Bathrooms
- Kitchenettes
- Built-in storage
- Feature lighting
- Acoustic panels
All add cost — but also massively increase usability and value.
Is a Garden Room Cheaper Than an Extension?
Yes — in most cases.
A typical house extension in the UK now costs £2,000–£3,000 per square metre.
A 20m² extension can easily hit £50k–£60k+.
A high-quality garden room of the same size usually comes in at £30k–£40k, and it’s:
- Faster to build
- Less disruptive
- Often doesn’t need planning permission
Can You Use a Garden Room All Year?
If it’s built properly — absolutely.
A well-constructed garden room can be used as:
- A home office
- A gym
- A guest suite
- An Airbnb pod
- A therapy room
- A teenage den
The key is insulation, glazing and heating — not just looks.
Are Garden Rooms a Good Investment?
In most cases, yes.
A quality garden room can:
- Add 5–10% to your property value
- Create rental income
- Avoid the cost of moving
- Add usable living space without planning stress
It’s one of the best pounds-per-square-metre upgrades you can make to a home.
So What Will Your Garden Room Cost?
Every project is different — but as a rough guide:
Most people should budget £30,000–£45,000 for a fully finished, year-round garden room.
